eTown Community Preview

Marconi Neighborhood, Jacksonville, FL

Today I participated in the first look for the first model homes in the new eTown Community. We toured four model homes in the Marconi neighborhood. ICI Homes and David Weekley will be the builders for this neighborhood. In total, there will be five neighborhoods that make up the eTown community:

  • Kettering Neighborhood with Providence Homes
  • Edison Neighborhood with Toll Brothers
  • Nobel Neighborhood with David Weekley & ICI Homes
  • Marconi Neighborhood with David Weekley & ICI Homes
  • Del Webb with Pulte Homes

Construction is starting now in the Marconi community as lots are being sold and the first homes constructed. Of the four homes I toured today, my personal favorite was the Callie Model. It had a beautiful floor plan with an ornate hallway and entertaining space while the bedrooms were private and spacious. All the homes had high door ways and large windows to help make the homes feel open and inviting. Additionally each home had large sliding glass doors onto the back patio. The sliding glass doors slid into each other creating a seamless transition between the inside and outside = perfect for parties!

eTown amenity center Jacksonville FL

The eTown community will have an amenity center for residents opening Summer 2020. The center will have a yoga lawn, rooftop bar, two dog parks, fitness center, playground, and event lawn. Right now, the base model pricing for homes range between $365,000 to $485,000. My builders recommend estimating 8% – 10% more in additional design upgrades.

The eTown community will have an annual CDD fee of $1378.38 and a quarterly HOA fee of $115. The community will be zoned for the following schools: Mandarin Oaks Elementary, Twin Lakes Academy Middle School. and Atlantic Coast High School.

As the community continues to development, more model homes will be available for touring in different neighborhoods.
